What is Victaura?

Victaura is a boutique value-add luxury real estate developer and investor, operated under the Dutch holding Greystone B.V., with offices in Milan and Amsterdam. The firm partners with selected investors to build and reposition high-end residential and hospitality projects across Europe, the Middle East, East Africa and Southeast Asia.

How does Victaura invest in real estate?

Victaura applies a value-add methodology: each opportunity is sourced, underwritten and developed in-house, with direct control over permits, design and construction. Every project is structured through a dedicated Special Purpose Vehicle (SPV), so capital, risk and governance are isolated at project level rather than commingled at the holding.

What types of investors does Victaura work with?

Victaura works with family offices, private investors and institutional partners looking for direct, co-investment exposure to luxury real estate developments. Victaura co-invests its own capital alongside every investor at SPV level, aligning the platform's capital with that of each project's partners.

Where does Victaura operate?

Victaura operates across four core markets selected for structural scarcity and durable demand: Italy (Lake Como and Milan), Tanzania (Zanzibar), Indonesia (Bali and the Gili islands) and the United Arab Emirates (Ras Al Khaimah, including Marjan Islands). The operating base is split between Milan and Amsterdam.

What is value-add real estate?

Value-add real estate is an investment approach in which returns are generated by actively improving an asset rather than relying only on market appreciation. In Victaura's case this means controlling the full chain: securing scarce land, leading the permitting process, defining the architectural brief, and managing construction to delivery, so that value is created through execution and not assumed from cycle.

How are investments structured and protected?

Each project sits inside its own SPV. The SPV holds the land, signs the contracts and owns the deliverables, ring-fencing it from other Victaura activities. The Greystone B.V. holding sits above as the operating entity, and Victaura co-invests alongside external partners on selected projects so that incentives are aligned at the level of every individual development.

What does Victaura's approach to development entail?

Victaura focuses on locations where supply is structurally constrained (lakefront, oceanfront, island freehold, landscape-protected areas) and where execution risk discourages generalist developers. The team takes the project end-to-end: site selection, regulatory and landscape authorisations, architectural and brand collaborations, construction oversight and, where relevant, hospitality positioning, including selected branded-residence formats. Marketing of finished product is supported by selected international luxury brokerage partners.
