Who writes
Articles are signed by the desk, Victaura Research, rather than by individual authors. The desk writes about the markets where Greystone B.V. holds positions and about the legal, fiscal and financial structures around prime and resort property.
Sources
Primary sources come first, meaning statutes and regulations, regulators, statistical institutes, land registries, company filings and investor relations material. Institutional research follows, such as reports by property brokers, hotel consultancies and banks. The press is used mainly to confirm events.
Every figure carries its source in the same sentence, statistic or table, and the documents cited are listed at the end of each article, with a link where one is available. A figure that cannot be traced to a source is not used.
Grades of evidence
Figures are not all equally solid, and each one is read with its grade. A measured figure is counted or recorded by the source, as with registry data, official statistics or audited results. An industry estimate is produced by a research firm or an industry body with a stated method. A broker-reported figure is published by an agency or a developer about its own market, useful but not independent. A directional figure is a signal whose direction is reliable but whose size is not.
Where the evidence is thin, the article says so. Articles include a section on what the evidence does not show, where sources disagree and which conclusions rest on assumptions.
Checking before publication
Before an article is published, each figure and each attribution is checked against the source it cites. A figure that the source does not contain is corrected or removed before the article goes online.
Corrections
When an error is found after publication, the article is corrected in place. A dated revision note at the top of the article says that it was corrected and what changed, and longer corrections are listed in a section at the end, with what the article said and what it says now.
Corrections are carried into every language in which the article is published. Readers who find an error can report it through the contact page. A reported error is checked against the source and, where confirmed, corrected with a dated note.
Conflicts of interest
Victaura is not an independent observer of the markets it covers. Through Greystone B.V. it develops projects on Lake Como (Italy), in Nungwi, Zanzibar (Tanzania), on Gili Air and in Uluwatu, Bali (Indonesia), and holds an off-plan capital position on Al Marjan Island, Ras Al Khaimah (UAE). Every article carries the same disclosure at the end. The research describes Greystone's positions only as the project pages describe them, and it does not publish return figures for Victaura's projects. Readers should assume that commentary may be influenced by, or benefit, these positions.
Languages
Articles are written in English. Translations follow the English text without adding or removing content, and figures, sources and links are the same in every language.
