Lake Como Buyers: Reading the Shares
Engel & Völkers cites about 40% and 60% foreign buyers on Lake Como. Gate-away logs enquiries, not deals, and German requests fell 13.6% in 2025. Transactions, enquiries and listings are three instruments. The allocator should read each for what it counts, and should not average them into one share.
IllustrazionePunti chiave
- - Engel & Völkers puts the foreign share of buyers on Lake Como at roughly 40% in a press release dated 11 June 2026; broker-reported, denominator not published (Engel & Völkers GmbH, Presseportal, 11 June 2026).
- - The same broker's Italy market report page states a 60% international share and three of five transactions without a loan; broker-reported, sample not published (Engel & Völkers, Market Report Italy 2026 page).
- - Gate-away counts enquiries, not deals; Lake Como had over 55% of Lombardy requests in 2025, a measured enquiry share (Gate-away.com, 22 January 2026).
- - Gate-away reported national requests from abroad down 5.89% in 2025, Germany down 13.6%, the United States down 21.6% and the United Kingdom up 23.23%; these are portal enquiries, not purchases (Gate-away.com, 12 January 2026).
- - Transactions, enquiries and listings measure ownership change, intent and supply; a share on one cannot be moved to another without a stated bridge (Victaura Research reading of the sources above).
- - The national average value requested on Gate-away was 428,622 euros in 2025, a request mean for all of Italy, not a Lake Como figure and not a price paid (Gate-away.com, 12 January 2026).
- - Gate-away's March 2026 luxury analysis, as reported by a regional outlet, puts Como at 79.63% of Lombardy requests above three million euros; a funnel geography, directional (Varesenoi, 18 March 2026).
- - No public source reviewed publishes Lake Como purchases by buyer nationality, so no true foreign share is computed here; nationally, 45.9% of homes bought by individuals in 2025 were mortgage-assisted (Agenzia delle Entrate, press release 21 May 2026).

Why does Engel & Völkers publish both 40% and 60% for Lake Como?
The same operator can honestly produce two numbers when the two documents answer two different questions. The press release of 11 June 2026 speaks about the premium market in Italy and states that the foreign share of buyers on Lake Como is around 40%. The market report page for Italy 2026, prepared by the firm in cooperation with the Nomisma research institute, states a 60% international share and three of five transactions without a loan. Both are broker-reported. Neither discloses its sample.
The first candidate explanation is perimeter. A press release about premium property can describe the whole lake, including the lower-priced municipalities where buyers are more often Italian. A report page can describe the segment where the firm's own mandates concentrate. A share measured inside the most expensive villas will sit higher than a share measured across all homes. That is a mechanical effect, not a contradiction.
The second candidate is definition. One document may count buyers by citizenship. Another may count buyers by residence abroad or by origin of funds. An Italian citizen living in Switzerland, or a foreign citizen resident in Milan, falls on different sides of the line depending on the rule. The sources do not say which rule applies, so the definition stays unknown.
The third candidate is time. The press release is dated 11 June 2026. The report page is dated 16 June 2026, and the period behind its Lake Como figures is not stated on the page reviewed here. Two numbers taken from different windows can differ even with identical methods. The allocator's correct response is to hold both, label both as broker-reported, and refuse to average them. A mean of 50% would be a number with no instrument behind it.
What does Gate-away actually measure on Lake Como?
Gate-away measures requests sent through its portal by users abroad, and a request is intent, not a closing. The portal describes itself as the Italian real estate portal dedicated exclusively to international buyers. Its releases report requests by country of the user, by province, by property type and by value of the listing the user contacted. That is a funnel signal. It sits at the top of the funnel, well before a notary.
On that instrument, Lake Como is a heavy node. In its release of 22 January 2026, covering 2025, Gate-away stated that Lake Como, with over 55% of regional requests, is confirmed as the most sought-after area in all of Italy among foreign buyers, in the portal's own wording. The same release described the United States as the first market of origin, followed by Germany and the United Kingdom. This is measured on the portal and graded measured for enquiries, directional for anything else.
The luxury releases show the same concentration at higher price bands. A March 2026 Gate-away luxury analysis, as reported by a regional outlet on 18 March 2026, put Como at about 51% of Lombardy's luxury requests, and at 79.63% of Lombardy requests above three million euros, with Lake Como requests in that band up 70.98% on 2024. These are shares of requests within Lombardy. They are not shares of foreign ownership and they are not shares of Italy.
A portal sees only the users who choose that portal. Buyers who work through a private bank, a family office or a broker network never appear in the count. So a portal ranking is evidence of what a self-directed international audience looks at. It is weak evidence of who closes. The note holds that limit in every later section.
How did German and American requests move in 2025?
Gate-away's national 2025 data show a falling total and diverging countries, which is the context any Lake Como share has to be read inside. Its release of 12 January 2026 reports total requests from abroad down 5.89% in 2025 against 2024, while the five-year change stays at plus 65.19%. Germany fell 13.6%. The United States fell 21.6% and still accounts for a quarter of all requests. The United Kingdom rose 23.23%. France rose 4.73%.
The German decline needs its caveat in the same sentence. It is a decline in portal requests nationwide, not in German purchases on Lake Como. Gate-away's own commentary links the slowdown to caution, geopolitical uncertainty and a waiting phase, which is the portal's reading, not a measured cause. A buyer can pause enquiries and still close a deal already in progress.
A fall in requests can coexist with a stable or rising foreign share of completed sales. If domestic demand weakens faster, the foreign share rises while foreign volume falls. If foreign enquiries fall but the remaining ones convert at a higher rate, completed deals may hold. The sources reviewed here give no conversion rate, so no one can say which case applies on the lake.
The allocator should treat the 2025 country moves as a signal about the shape of the audience, not as a forecast. The portal data suggest the mix of origin countries shifted in 2025. They do not say how it shifted among buyers who closed. A first-half 2026 country ranking has circulated in the market, but no portal release containing it could be retrieved for checking, so no first-half 2026 country shares are reproduced here.
Transactions, enquiries and listings: what does each instrument count?
Transactions count what happened, enquiries count what was wanted, and listings count what was offered. The three move on different clocks and for different reasons. A transaction is a deed signed. An enquiry is a click on a contact form. A listing is a seller's decision to market. A share computed on one cannot be transferred to another without an explicit bridge.
Transactions are the only instrument that measures ownership change, and they are the least available. The Italian revenue agency publishes normalised transaction numbers by municipality and market sector. That is a count of deals, not a count of passports. Broker shares like the 40% and the 60% are drawn from a firm's own deal flow, which is a sample of unknown size and unknown bias. Broker-reported is the right grade.
Enquiries lead transactions, sometimes by a year or more, and many never convert. A portal count rises when marketing spend rises, when exchange rates move, or when a country's media runs a story about the lake. It falls when a buyer cohort waits. It is useful for direction and weak for level. The grade is measured for the enquiry itself and directional for any claim about purchases.
Listings reflect supply, and supply can be foreign-owned long before it is foreign-bought. A stock of listed villas says what owners are willing to sell. It says little about who buys. The three instruments therefore answer three questions. Who closed, who looked, and what is on offer. An article that blends them into one share has changed the question without saying so.
A share of transactions, a share of enquiries and a share of listings are three different numbers wearing the same name.

What does the average value sought say about the Lake Como audience?
An average value sought is the mean price of the listings that users contacted, and it describes the audience only loosely. Gate-away's 12 January 2026 release puts the national average value requested for 2025 at 428,622 euros, up 1.27%. That is a figure for all of Italy, across villages, apartments, farmhouses and coastal homes. It is not a Lake Como figure, and it is not a price paid.
A Lake Como-specific average could not be checked against a release for this note, so none is used. A reader who meets such a number should ask three things. Which listings were counted, over what period, and whether the mean is skewed by a few very expensive contacts. A mean is pulled up by a thin tail. A median, which the portal does not publish, would likely sit lower and better describe the typical enquirer; that is a Victaura Research assumption, not a reported figure.
Gate-away's own releases show how wide the Lombardy distribution is. The January 2026 release states that the Lombardy average requested value exceeds 930,000 euros, and the March 2026 luxury analysis shows concentrated demand above three million euros. A report by the estate agency Delle Vittorie House Trading on Gate-away summer 2026 data, published on 16 September 2026, describes the great majority of Lake Como demand as anchored above one million euros. That is directional, as it reaches this note through an agency's summary, not the portal's own release.
The honest conclusion is that the portal audience is a mix, not a single tier. National averages that sit near 430,000 euros tell the allocator that the typical international enquirer in Italy is not shopping at the top of the market. Lake Como segment data tell the allocator that a large share of lake enquiries sits in luxury bands. Both can be true at once. The distribution, not the mean, is the fact.
How much of the Lake Como enquiry sits in the luxury and ultra-prime bands?
The ultra-prime tier is a thin band of a large enquiry funnel, and the funnel does not prove who buys inside it. Gate-away's March 2026 analysis, as reported by a regional outlet, found Como at 79.63% of Lombardy requests above three million euros for 2025. That is a statement about where Lombardy's richest enquiries point. It is a statement about the funnel's geography. It is not a statement that those enquirers were foreign, nor that they purchased.
The ultra-prime market has its own mechanics, and a broad foreign share should not be read across to it. Villas at the top of the lake trade through private networks, off-market introductions and sometimes company structures. Portal counts see little of that. For the allocator who wants the top-tier picture, the relevant analysis is in Lake Como ultra-prime, where the supply constraints and the buyer pool are treated on their own terms.
A share computed on the whole lake and a share computed on one price tier answer different questions. If the 40% figure covers all homes, it blends village apartments with waterfront villas. If the 60% figure leans on high-end mandates, it sits closer to the top tier. The two broker numbers might both be right for their own perimeters. That is the most economical reading of the gap.
The allocator's rule is to match the share to the tier before using it. A foreign share for the lake as a whole says little about a single asset. A portal request share for a luxury band says little about completed purchases. Only when the tier, the instrument and the period line up does a number become usable. Absent that, it stays context.

A portal ranking is evidence of what a self-directed international audience looks at, and weak evidence of who closes.

Where is the evidence on Lake Como foreign buyers weakest, honestly disclosed?
The weakest point is that no public source gives the denominator behind the two broker shares. Without it, 40% and 60% cannot be reconciled, only reported. The report page for the 60% line was read through a search summary and the report's own landing page, not a full text with methodology. A reader who needs the figure for a decision should obtain the full report and its sample description.
The second weakness is that Gate-away is one portal, and its releases do not publish a full methodology. The January 2026 release describes an annual analysis of requests, with no explicit sampling description in the text reviewed. The portal's user base may over-represent certain countries and under-represent buyers who use private channels. Growth in its totals may also reflect its own marketing and coverage, not only market demand.
The third weakness is secondary reporting. The March 2026 luxury shares come from a regional outlet's report of a Gate-away release, and the summer 2026 statement on demand above one million euros comes from an estate agency's summary of Gate-away data. Both are directional until read in the original.
The fourth weakness is what this note could not check. A first-half 2026 country ranking and a Lake Como average value sought, both circulated in the market, could not be verified against a retrievable release and are not used. The note also holds no transaction-level data by nationality for Lake Como, and none is published in the sources reviewed. Anything stated about nationality is a statement about enquiries, with the portal's wording.
Reading rules and disclosure
Six rules follow for any reader who meets a Lake Como foreign-buyer share. Ask who published it. Ask what it counts, deals, enquiries or listings. Ask for the denominator and the definition of foreign. Ask for the period. Ask whether the price tier matches the asset under review. Ask for the grade, and downgrade a number that comes through a summary.
A share that fails two of the six is context, not evidence. Both broker figures fail at least two of them today, because denominator and definition are unpublished. The Gate-away figures pass on instrument and period but fail on conversion. Neither set is useless. Each is useful for a narrower claim than the headline suggests, and the discipline lies in making only that claim.
The Lake Como foreign audience is real in the sources, and its size is unmeasured in public. That sentence is the whole finding. The 40% and the 60% mark a range of broker readings. The Gate-away data mark where enquiries cluster and how country mixes shifted in 2025. The administrative series count deals but not nationalities. Together they bound the question without answering it.
Skin in the game disclosure. Victaura, through its parent Greystone B.V. (Netherlands), develops projects on Lake Como (Italy), in Nungwi, Zanzibar (Tanzania), on Gili Air and in Uluwatu, Bali (Indonesia), and holds an off-plan capital position on Al Marjan Island, Ras Al Khaimah (UAE). Lake Como vs Lugano: One Border, Two Regimes
Which gate a foreign principal passes depends on which side of the border the parcel sits. In Switzerland, a buyer domiciled abroad needs an authorisation under the Lex Koller or the deed is void, and a separate rule caps second homes at 20 percent per commune. In Italy, EU citizens buy freely and non-EU citizens pass a reciprocity test. This note maps the gates and does not rank the lakes.
