Lake Como Prices: What the Official Data Shows

Lake Como OMI quotations from the Agenzia delle Entrate cover seven shore comuni at 670 to 3,060 euro per square metre for apartments (directional), while Knight Frank prices four- or five-bedroom villas at US$14 million to US$18 million (broker-reported). The two sources describe different objects. This note shows why the official band stops short of the lakefront villa, and what would join the two.

What do official OMI quotations say about Lake Como prices?

The official answer for the Lake Como shore is a set of apartment bands, and it is not a villa price. OMI quotations are the semiannual minimum and maximum ranges, in euro per square metre, that the Agenzia delle Entrate publishes for each homogeneous zone of each comune, by property type and state of conservation. Across seven shore comuni the residential sale bands run from 670 to 3,060 euro per square metre (directional, read from a secondary republication of the Agency data).

The shore does not have one price, and the table shows why. Laglio carries the highest ceiling in the set at 3,060. Nesso and Pognana Lario top out at 1,580 and 1,490. Inside a single comune the floor and the ceiling can sit almost four times apart, as in Carate Urio, where the band runs from 670 to 2,540. The spread is geography first. Lakefront strips, village cores and mountain hamlets share one comune and one table row.

A second world of numbers sits above the first. Knight Frank's Wealth Report 2026 carries a Lake Como box that quotes four- or five-bedroom villas at US$14 million to US$18 million (broker-reported, published 23 April 2026). The two sources do not contradict each other. They measure different objects, at different heights of the market, in different units. This note sets out how far apart those objects are and what would be needed to bridge them.

The method is plain. Every number carries a grade, either measured, industry estimate, directional or broker-reported, together with its source and its date. Where the primary database could not be read directly, the note says so. The thesis on the shore is argued in Lake Como ultra-prime and is not repeated here. This piece asks a narrower question, namely what the free official data can and cannot tell a principal.

How the OMI range is built, and what a zone is

An OMI zone is a homogeneous slice of a comune, drawn by the Agency, and every quotation belongs to a zone and not to the comune as a whole. Zones carry codes and names. In Tremezzina the highest-value zone is B1, Mezzegra and Tremezzo. In Bellagio it is B1, the coastal strip. In Menaggio it is B5, the lakefront stretch (zone labels read from the secondary republication, directional). The practical consequence is that a comune average hides the one strip that matters to a lake buyer.

The interval describes ordinary property, and the Agency writes that limit into its own method. Its guide to the quotations states that values refer to the ordinariness of the units and to the state of conservation prevailing in the zone. Quotations for property of particular value, or with non-ordinary characteristics, are not included in the interval. Read that sentence twice. It is the whole reason the table below stops short of the villa market (measured, method statement).

The database is free, semiannual and public. Anyone can query it by semester, province, comune, zone and use, through the Agency's website, the OMI Mobile app or the GEOPOI map service. As of 3 October 2026 the latest semester released is July to December 2025, announced by the Agency on 16 March 2026. A first-half 2026 release was not found in the sources checked on that date, and the note therefore treats the second half of 2025 as the reference semester.

Quotations are reference values, and the Agency says so. Its release states that they cannot replace a point valuation of a single property made by a qualified professional. An allocator should adopt that caveat as a working rule. OMI is a map of zones, with a floor and a ceiling for each. The interval is built by the Observatory for the zone, and the deal-by-deal evidence behind it is not shown in the free interval tables.

Lake Como OMI bands, comune by comune

The table that follows lists seven shore comuni with the minimum and maximum OMI sale value for residential apartments. The comuni are Bellagio, Carate Urio, Laglio, Menaggio, Nesso, Pognana Lario and Tremezzina. Each row is the spread across the comune's OMI zones, so the minimum often belongs to an inland or mountain zone and the maximum to the lakefront or the village core. The unit is euro per square metre, and the property type is residential apartments as labelled by the republisher.

Tremezzina, Bellagio and Menaggio form the visible middle of the shore. Tremezzina runs from 670 to 2,375, with the ceiling in the Mezzegra and Tremezzo zone. Bellagio runs from 815 to 2,325, with the ceiling in the coastal strip and the floor in the Civenna zone. Menaggio runs from 1,080 to 2,355, with the ceiling on the lakefront stretch and the floor in the Croce periphery. The three ceilings sit within 50 euro of each other.

Laglio, Carate Urio, Nesso and Pognana Lario show how much a small comune can move. Laglio sits highest, 1,680 to 3,060, across three zones. Carate Urio spans 670 to 2,540 across two zones. Nesso spans 970 to 1,580 and Pognana Lario 1,020 to 1,490, each across two zones. Small comuni have few zones, so each zone carries more weight, and one lakefront strip can lift an entire ceiling.

The grade on this table is directional, and the reasons are specific. The figures were read on 3 October 2026 from the comune pages of mercato-immobiliare.info, which cites OMI but does not label the semester. The Agency's own database was not queried directly for this note. The official tool quotes each zone separately by typology and state of conservation (Agenzia delle Entrate, Guida alla Consultazione delle Quotazioni OMI, March 2026), so a band read for another typology can differ from the figures here. The principal should re-read each row on the Agency's tool before relying on it.

The official band describes the ordinary apartment on the shore. The broker range describes the extraordinary villa on the water. Neither is wrong, and neither is the other.

Victaura Research

Why does the OMI range not describe lakefront villas?

Because the OMI interval is built for ordinary property in a zone, and a lakefront villa with a private shoreline is by construction not ordinary. The Agency's own guidance excludes property of particular value from the band. A single zone can hold a promenade apartment and a villa on the water, and the band describes only the first of the two. The exclusion is deliberate, and it is documented.

The category that would describe villas exists, and it was not readable here. An Agency paper on the OMI quotations (Ghiraldo and Papa, Le quotazioni OMI: caratteristiche, pregi e limiti) lists villas and villini among the residential typologies, next to luxury, civil and economy-type dwellings. The comune pages used for this note did not separate that line, so the note makes no claim about its values. Reading it on the official tool is the first step for any principal who wants the closest official proxy.

Thin evidence is the second reason, and it is an inference. Few villas with direct water access change hands in any semester. A small number of deals cannot support a stable interval, and the Observatory excludes the non-ordinary in any case. The inference is directional. It rests on the scarcity of such units, described in the landscape constraint on Lake Como, and no count of deeds was available to test it.

The third reason is vertical. One comune can hold a village-core flat, a promenade apartment and a lakefront estate. The OMI band for the lakefront zone sits inside a single interval that was drawn for the ordinary unit of that zone. An estate with a private shoreline or a historic garden falls outside the unit the interval describes. The band is a floor for the zone and gives no ceiling for the shore.

The broker world, Knight Frank's box on Lake Como

Knight Frank's Wealth Report 2026 prices a four- or five-bedroom Lake Como villa at US$14 million to US$18 million. The figure appears in the report's top 10 of hottest housing markets, published on 23 April 2026, where Lake Como is the fourth entry. The box describes the lake as a seasonal retreat and a relocation base, framed by the Alps and within reach of Milan and Switzerland. The grade is broker-reported.

The page gives no methodology, and that matters. There is no sample size, no surface area, no date range for transactions and no definition of what qualifies as a Lake Como villa in the box. The text read for this note gives the bedroom count but no definition of lake frontage. The figure is attributed to the firm's Italian desk. It is a credible signal and a poor index.

Broker ranges are useful for one job, which is to mark where the top of the market is thought to sit. A range of US$14 million to US$18 million tells the allocator that the firm sees its clients pricing a four- or five-bedroom house at that level. It does not say how many such houses traded, at what discount, or in which comune. The range can be wide because every product on the water is unique.

The unit is the other warning. The range is a total price per villa, in dollars, because the Wealth Report addresses a global audience. This note does not convert it to euro, since a conversion needs a dated exchange rate and a published surface, and neither is attached to the box. Any euro-per-square-metre figure derived here would be invented, and invention is the one thing the method forbids.

Two quantities that are not the same quantity

Five axes separate the OMI bands from the broker range. The first is the unit, euro per square metre against dollars per house. The second is the object, an ordinary apartment in a zone against a four- or five-bedroom villa. The third is the author, a public administration building intervals for the analysis and monitoring of property values against a sales desk describing its clients. The fourth is the date, a semester ending in December 2025 against a report published in April 2026. The fifth is the market tier, the ordinary against the prime.

Each axis alone would break a comparison, and all five together make it meaningless. A principal who divides US$14 million by an unknown surface and sets the result against a 3,060 ceiling is comparing a guess with a band. The result would look precise and mean nothing. The right use of the two sources is as two separate lenses on the same lake, one wide and ordinary, the other narrow and exceptional.

The gap between the lenses is itself the finding. On the evidence read for this note, no free public number sits between the ordinary apartment and the broker villa. That empty middle is where underwriting has to be done asset by asset. It is also the zone in which a raw listing count misleads, because nothing official anchors the asking prices that fill it.

The direction of the gap is not in doubt, and its magnitude is. The broker range clearly describes a tier above the apartment ceilings of the shore. How far above cannot be stated without the surface, the zone and the deed. Anyone who quotes a multiple is quoting an assumption, and the allocator should ask for that assumption in writing before it enters a model.

A ratio between a euro-per-square-metre band and a dollar price per villa is arithmetic without a surface. It tells the principal nothing.

Victaura Research

What would it take to join OMI and broker figures on Lake Como?

Four inputs would join them, and without all four any ratio between the two worlds is arithmetic without meaning. They are the habitable surface of the villas behind the broker range, the OMI villas and villini band for the relevant zones, a dated euro conversion of the dollar range, and registered deed prices for direct-lake sales.

First, the habitable surface behind the broker range. Without square metres, a villa price cannot enter a euro-per-square-metre comparison. The broker holds that data for its own mandates, and the principal can ask for the surface of the comparables behind any quoted range. A range without surfaces is a headline, and a headline cannot be underwritten.

Second, the villas and villini band for the relevant zones, read on the official tool. That line is the nearest official proxy, with the caveat that it still excludes the non-ordinary. Third, a dated euro conversion, stated with its source, so that the dollar range can be read in the currency in which the deed is signed. Fourth, deed-level evidence for direct-lake sales, which has to come from counsel and notaries on each asset, since the free interval tables do not show it.

Even then the join is partial. The product is unique, and two villas on the same shore can differ by a factor that no zone code captures. The joined series would give a corridor, with the OMI villas band at the bottom and the broker range at the top, and the deed evidence would place a given asset inside it. A corridor is an honest output. A single number is an invitation to error.

Lake Como asking prices, discounts and volumes

Asking prices are not transactions, and no portal figure is used as a transacted price in this note. Portals publish what sellers hope to receive. The Agency publishes intervals built from market observation. The broker publishes what its desk sees. These are three different objects with three different biases, and a principal who mixes them without labels ends up with a number that has no owner.

The Bank of Italy gives the national frame for the gap between asking and selling. Its quarterly survey of real estate agents, published on 22 May 2026 for the first quarter of 2026, reports that discount margins on asking prices narrowed slightly and remain at historically very low levels (measured, national, no Lake Como breakdown). For a shore with very little stock the direction is plausible, and it is unproven. The survey does not cover the lake.

National volumes give the pulse of the market, and the pulse is up. The Agency's Rapporto Immobiliare 2026 reports 766,757 residential transactions in 2025, a rise of 6.4 percent on 2024 (measured, national, normalised number of transactions). That is the whole country. Lombardy is among the regions with the largest volumes, yet nothing in the sources read here isolates the shore.

The lake needs its own count, and the free data does not provide it. A principal can approximate by asking advisers for registered deed counts for the shore comuni over several semesters, split by typology. Until then the listing count remains a count of listings. The sibling note on why the listing count is not the market argues the same point from the supply side.

Can an allocator underwrite Lake Como on OMI alone?

No, and the reason is structural. OMI describes the ordinary unit of a zone, and a prime lakefront asset is by definition outside that unit. The official data therefore cannot carry a valuation of such an asset. It can carry context. Used that way it is valuable, free and repeatable every six months.

OMI is good at three jobs. It ranks comuni against each other on a common basis. It locates the zones where the ordinary market of the shore is strongest. And it gives a semester-by-semester series that may reveal a drift in the ordinary market before a broker report does. Each job is cheap, and each job is verifiable by anyone with a browser.

OMI is poor at three other jobs. It cannot price an estate, it cannot say what a villa with a private shoreline would clear, and it cannot support a statement about returns. This note makes no such statement. It cites no yield for any asset, and none is attributed to any project mentioned in it.

The principal's checklist is short. Read the zone on the official tool. Ask the broker for the surface and the discount behind any quoted range. Request deed evidence for the specific asset. Test the supply argument against the physical limits of the shore. Victaura's public page for Two Villas on Lake Como is the only project reference in this note, and it is cited without price or comparison to any figure above.

Free data sets the floor of the argument. Asset-level evidence sets the price.

Victaura Research

Limits of this note, honestly disclosed

The OMI figures were read from a secondary source. The seven bands come from mercato-immobiliare.info pages dated 1 October 2026, which attribute them to OMI without naming the semester. The Agency's database was not queried directly. The grade is directional until each row is confirmed on the official tool, and the table should be read with that label attached.

The bands cover apartments, so they say nothing about the villa line. The villas and villini category was not readable in the sources used. The official tool quotes each typology and state of conservation separately, so a band for another typology in the same zone can differ from the figures in the table.

The Knight Frank figure is a broker statement with no methodology. The page read for this note gives no surface, sample, date range or definition of lake frontage. The qualifier of direct lake access that appears in some summaries was not found in that text, and this note does not rely on it. The grade stays broker-reported.

Three things are missing altogether. There is no villa-level deed series, no dated euro conversion of the dollar range and no first-half 2026 OMI reading, since that release was not found as of 3 October 2026. Conclusions here are a map of what is knowable, with the blanks marked. They are not a valuation of any asset on the lake.
